What to Expect at Closing!
Buyers Final Walkthrough
The buyer will do a final walk-through of the home right before closing or on the day of closing to verify the following:

To verify you moved out.

To verify the home is in broom clean condition.

To verify all debris is removed from inside and outside of home.

To verify all the inclusions stated in contract are at the property.

To verify the house has not burned down or any damage has been done to the home.
Closing Time
Make sure you are moved out of the house no later than the day before the closing date and the home is in broom clean condition with all debris and personal property removed. At closing, everyone will be in the same room signing closing documents. The buyer has the most documents to sign because they are getting a loan. Everybody will be in the same room together: Seller, Buyer, Realtors, Lender, and Title Company. The closing will last approximately 1 hour for buyers who are getting a loan or 30 minutes or less for cash buyers.
You need to bring the following items to closing:

New forwarding address

Social security card

Photo ID’s

Keys to the house

Codes to the house
-
Garage door opener
Be sure to do the following the day of closing:

Cancel utilities right after closing
-
Cancel trash service
-
Cancel homeowners insurance
